The average Realtor does not have the mix that is needed to provide every client looking to purchase and satisfy their needs. Expert in appraising Houses, Mixed Use buildings, Commercial Properties, Tax payers, Warehouses, store rentals, Doctor offices, sharing Doctor offices, etc..
He knows the going prices per sq.ft. on Commercial rentals in 5 areas.
Current Real Estate Market-In Jim's opinion the market is flooded with homes for sale. He states that one of the reasons for more than half the listings for sale in the 5 areas is the Real Estate agents fault for starting at a selling price that is not Realistic just so they can get the exclusive listing.
A home that was for sale last June 2019 was listed at $850,000 dollars. A one family-3 bedroom townhouse off Eliot Avenue, all in original condition. That Realtor got the exclusive listing but after 6 months couldn't sell it. Why?
Because it belonged at the asking price of $739,500 since it was all original. Results the owners wasted their time, the Realtor wasted their time and effort. Jim showed the owners 9 comparable properties like theirs and the average selling price was in the $715,000 dollar range.
Jim has the listing now and not for 6 months long but for 90 days. He expects to sell it quickly now. He states buyers are educated and know prices from shopping around.
