Q. I’m planning on selling my home this summer, and I’m not sure if I should sell it myself or with a broker. What are the advantages of going with a broker?

A. According to the National Association of Realtors, 89 percent of their sold homes were handled by a real estate broker. There are several factors to consider:

• Statistically, an agent will obtain a higher price than you will get on your own.

• Using an agent leaves all the processes in the hands of a professional.

• Your agent will also bear the cost of advertising and give you the benefit of their experience in marketing your home in the best light.

Another consideration is that since most of the homebuyers spend the majority of their time online, the only way to effectively market your home is to use the Internet-based outlets. Most of this advertising is targeted to real estate agents.

What this means is that, even if you put your home online with the major players (Zillow, Trulia, Realtor), the leads will likely not go directly to you. Instead, they are sold to real estate professionals.

You will then hear from these agents looking to show your home. For these reasons, it’s best to select an agent to represent your sale to avoid being bothered by agents and non-qualified buyers.
